You’ll receive a pre-approval letter showing your buying power.

 2. Find Your Investment Property

Work with your agent to identify properties that match your goals. We’ll help you understand:

  • Expected rental income

  • Market potential

  • Property type (single-family, multi-unit, short-term rental)

  • Financing considerations for each

 3. Offer & Contract

Once your offer is accepted, we’ll get a copy of your contract to officially kick off your loan.

 4. Loan Application

Complete a full application with updated documentation. We’ll issue disclosures and lock in your rate if desired.

 5. Appraisal & Underwriting

We’ll order an appraisal—often with a rent schedule if applicable. Underwriting reviews:

  • Property income or DSCR (Debt-Service Coverage Ratio)

  • Your financials

  • Required reserves (usually 3-6 months)

 6. Final Approval & Closing

After final review, you'll be issued a “clear to close.” You’ll sign documents, wire funds, and take ownership of your new investment!
